Proposed mixed-use scheme comprising a hotel and five new residential towers.

The Bridge Street masterplan occupies a former light industrial site of approximately one hectare on a busy route into the centre of Leeds.

Eckersley O'Callaghan is providing structural engineering services on the proposed mixed-use scheme which involves a hotel and five new residential towers providing 800 units. Each tower is linked via a continuous three-storey stepped podium incorporating gymnasium, crèche, swimming pool and external public realm over a basement car park, with retail units at ground level.

Virtual wind analysis modelling on the proposed massing is being carried out to inform preliminary building stability loads and to mitigate comfort levels within the public realm and wider environment.

The structural scheme involves in situ concrete podium deck levels and a piled perimeter retaining wall within the basement. The towers are formed with concrete cores up to half a metre thick and use thin post-tensioned floor slabs to maximise headroom within the apartments.

Phase 1 of the project was approved in July 2016. This will involve the £16m transformation of a derelict 12-storey office into a 190-room hotel by re-purposing an existing derelict office tower and podium block.
