White Lion Street is a new commercial development that will provide 68,555 sqft office space across seven floors in the heart of Angel.

BREEAM Excellent

Eckersley O’Callaghan has designed the reinforced concrete and steel structure, which includes a basement covering the full building footprint, and a terrace and wild flower roof garden.

The exposed steel frame is shallow in depth yet comprises a generous 11 x 8m column grid, which has been designed with a high degree of efficiency to give a tonnage of less than 60kg/sqm. This has resulted in an approximate 20% reduction in construction cost compared to an equivalent building with standard structure. The steel frame has ultra-slim precast concrete floors carefully detailed to achieve flat soffits with a future-proof service zone and exposed services throughout.

Another benefit of the low steel tonnage is the low upfront carbon at 335eCO2kg/sqm GIA this is on course towards the LETI 2030 milestone and the NetZero2050 Challenge. Our close involvement in the specification of the exposed structure has reduced the overall construction budget, saving the client capital costs while delivering an aesthetically pleasing solution.

Due to the planned Crossrail 2 station platform below the proposed development boundary line, we were also tasked with the provision of a Conceptual Design Statement and calculation package for submission to the Crossrail 2 development body in accordance with the safeguarding conditions related to the statutory application.

The building has been designed to ensure the high sustainability aspirations of the project team are realised, with a goal of achieving BCO 2019, BREEAM Excellent and WELL Gold accreditation.
